Setting the Best First Impression

You don't get a second chance to make a great, first impression!
So you're thinking about putting your house on the market and you want to make sure that what you do scores you the best return on your investment, right? While there's many things you could do, creating curb appeal is probably the first thing you should do. Curb appeal can create a magical connection to interested buyers. Here's the banal plus some pop, crackle, fizz to dress up the front of your home in winter!
The very first thing your should consider doing is power washing the outside of your home. This is going to make your outside seem fresh and new. Don't forget to address walkways, driveways, and sidewalks. Pay attention to the front door and around the lights for spider webs, high in the eaves where wasp nests may be almost inconspicuously attached. Then address any peeling paint or broken items - such as shutters or screens. Tidy up the yard. Even in the dead of winter, sharp linear lines on shrubbery can almost subconsciously signal a house in good order. Lawn and flower beds should be cleaned up. Put down some fresh bark to cover bare ground. If your roof tiles have visibly green moss, buy some moss remover from a big box store like Home Depot or Lowes - something like Moss Out!
Once you've taken care of the basic tidying, cleaning, and fixing - it's time to work a little magic!

1. Hang a wreath on your front door! Try for mostly green which is not as prevalent in the landscape in the middle of winter.

2.
Bring a little plant life near the door - Gather some Winter Blooming Flowers. Try an arrangement of cyclamen or pansies with some bright pops of color.

3.
If you have a covered patio, set up a cozy seating arrangement. You can create a little vignette of your own staging with some bright pillows on chairs and settee.

4. Consider replacing your front door handle and lockset. It's the first thing people touch as they enter your home.
Simple but easy ideas to put a little charm and magic into the buyer's eyes when they walk up to your door!

The market is starting to heat up. Though the Fed didn't reduce interest rates, the expectation is that they will in March. More houses are starting to go on the market and buyers are moving forward with a true commitment in Marrying the House and dating the rate. BTW - I have a lender who has a program where if you bought last year and your rate is in the 7% range, he can get you refi'd into the 6's possibly. Reach out and I'll put you in touch! Rates this week for purchases are in the 6% range and everyone is gearing up for a better year especially buyers who have been sidelined!
Hope you have a great weekend!
