You're all set, right?
WRONG!

I’ve been helping buyers buy for 9 years now and I’ve seen a thing or two. An inexperienced agent may be off and running to help you buy your dream home when they see your pre-qualification! But wait!
Imagine losing your initial deposit and money spent on inspections or appraisals, and maybe even your earnest money deposit. How can that possibly happen, you ask? Well, if your offer gets accepted with only a prequalification because an inexperienced listing agent hasn’t done proper vetting with the lender, you could pay for home inspections, an appraisal, and get to your financing contingency and the lender finally determines that you don’t qualify to buy that house!
BE SMART! What you need is a Pre-Approval (and an experienced agent!)
So what the heck is a Prequalification? The simple answer is that it’s a self-reported state of your income and finances to a lender (or an online application). This is not a true pre-approval; a prequalification is merely an informational step for you to understand what you might be approved to buy with estimated interest rate and payment amounts. It’s a great first step. The caveat is that a lender isn’t verifying your income, credit, and assets at this stage.
It's the pre-approval you need! That's when we can start shopping for your dream home! This stage is where you provide the lender with all necessary documentation, so they can assess your financial profile accurately. You see, through the approval process, there’s verifiable evidence of how much you make with paystubs, tax returns, bank statements, and other financial documents. With this, the lender then is able to assess – your income, employment, and credit worthiness which ultimately determines how much you can afford and what interest rate you qualify for.
Only after the lender is able to verify, is a determination made about how much home you can afford and what interest rate is best for you. It's an essential and committed step by you to realize the goal of homeownership. It's the difference between dreaming about a home and living in it!

Non-Real Estate TIP: Ever get a refund on a Visa/Mastercard for a few dollars? I'll bet you have! Here's a tip that I learned recently that will help you get the benefit of it. Put that card on Amazon if you don't have anything to buy right now and purchase an Amazon gift card with it (in my case - a whopping $15.26). Put in the dollar amount of the card on an Amazon gift card. Make sure you check the visa refund card instead of it defaulting to your normal default payment (ask me how I know!) and after successfully purchasing, you'll get a email or text with the option to just add the amount to your Amazon account. Instant "coupon" if you will and at least you don't have to mess with trying to find something to cash it on! Of course, you can always gift it to someone too! It just annoys me that they count on people not being able to cash the full amount of refund they owe. So use it! lol
Real Estate - more sellers are inquiring about listing. The early data and the traffic indicate that the Spring will be a busy selling season. Two open houses this weekend and LOTS of buyers out ready to buy. First time homebuyers to seasoned buyers with cash - one couple I met had lost their home in the Mosquito Fire. So the buyers are definitely out and looking. We got multiple offers and over asking for the sweet home in Auburn.
