As you can see from the distribution of homes sold last month, most of the homes sold were under $900,000 with the majority getting into contract within 20 days. Many factors influence what sells and how fast. Location is always at the top of the list. Just because you can buy a home in North Dakota for under $300,000, doesn't mean you'd want to live there. After location, buyers want to find the best price that hits most of the things on their wish list. It's nearly impossible to find a home that meets every single item on the Must-Have list. So buyers are forced to compromise and re-categorize some of their Must-haves to Nice-to-haves. New buyers sometimes struggle with the idea that they can't find the perfect home in their price range.
It becomes apparent when a price search reveals a smaller selection of homes. Further, putting offers in on homes where there are competing offers may prove to the buyer a hard-won realization that their budget needs to change or their wish list must shrink. What not every buyer understands though is that aside from the location which basically can't be changed, many things about a home can be. Need a gas stove? If the house has gas to a water heater or gas dryer, it may be possible to get a gas line to the kitchen for a modest sum. Want a white kitchen? Paint is an option if you can't afford to spring for new cabinets. Want acreage? Sometimes the tradeoff is to purchase a home that is in need of upgrades.
In your search for the perfect look, be careful about flips! Remember that when an investor buys with the intention of flipping that they are doing so to make a profit. Oftentimes, they cut corners. The house may be staged and photographed and your eye is drawn to the dressing or the jewelry decorating the house, but you, OH Buyer, need to look beyond and open and close doors and drawers and cabinets. Look to see if they put rain gutters back on. Did they cover electrical junction boxes with tile? Did they line up the baseboards so there are no gaps between them and the floor? if they changed the layout, make sure you can visually assess where a dining table would go. Did they remove closets - is there enough room for storage? Are bedrooms big enough? Are the windows old? Bottom line is that you want to look at the craftsmanship of the work. Don't the glitter and the bling distract you from looking at functionality. Here's another important exercise - find the previous listing photos. See what they've changed. If they removed walls, you should make sure with a home inspector, that they weren't structural and if they were structural, that there is some form of replacement support so the roof stays where it's supposed to be...on top of the house!

And here's this past week's stats - it cooled off a bit like the weather, but that can be normal while people are going on vacation. Interest rates went up, new listings dropped, but the houses that sold this past week did get into contract in a shorter period of time! Buyers are still looking!!!
